Description of Business
What business are you in (i.e., general contractor, specialty contractor, supplier)? What is your service(s)? What markets do you serve (type of construction, type of client, geographic area)? What are the benefits to your user (quality, timeliness, etc.)? Stress particular areas of expertise and experience.
Target Markets
Who are your current customers/clients? Explain existing market and future potential.
Market Positioning
Describe the competitive environment and explain how your product/service is unique/better.
Strategic Direction
Explain your vision and how you plan to realize it. Outline: overall company goals and one-year goals, i.e., goals for growth, profitability, marketing, personnel development.
Management Team
Who are the important players? What is the background/experience/track record of each? Stress strengths of existing team and efforts being made to fill gaps.
Financial Factors
Summarize financial performance to date and explain your outlook based on financial projections. Establish goals for revenues, net income, return on investments, etc.

How much financing is needed? What will it be used for? How will the funds be repaid and when? What can an investor expect in terms of annual return...
