Uptime: Strategies for Excellence in Maintenance Management, 2nd Edition

This part of the book describes several methods used by successful companies to take their performance from merely good to great. There are three possible approaches asset, team (people), and process centric and they are best used in combination. Asset-centric methods focus on improving reliability of physical assets to obtain more uptime. There are both proactive and continuous improvement (reactive) approaches to doing this (described in the first two chapters of this part of the book). High-performing companies with strong engineering and technical "cultures" tend to favor these methods. Team-based methods, such as Total Productive Maintenance, are based on getting the most from your people who will, in turn, get the most out of your assets. These methods frequently incorporate reliability-based approaches, using them as tools in a more holistic approach. Process-centric methods are used by almost all companies to varying degrees. Even poor performers have processes, albeit these are often informal and disorderly. High performers have both efficient and effective processes that serve the needs of their people in delivering uptime.
Chapters 8 and 9 cover asset-centric approaches, methods that focus directly on the assets you maintain and operate. Chapter 8 focuses on Reliability-Centered Maintenance (RCM) as the predominant proactive method to get the greatest return on your investment in reliability methods. Chapter 9 addresses several continuous improvement methods that can enhance any maintenance program.
