Preventive Maintenance

Chapter 7: Determining the Parts Requirements for PM Tasks

In this step, all of the spare parts are specified for the preventive maintenance tasks. This specification will allow the tasks to be performed in an efficient manner. Note that this step is only necessary if the preventive maintenance tasks are replacement oriented and not just inspection oriented. Inspectionoriented preventive maintenance tasks will not require spare parts to be detailed on the check sheet.

Bill of Materials

The bill of materials for each equipment item is typically developed during the implementation of the company's CMMS (Computerized Maintenance Management System) or its EAM (Enterprise Asset Management) System. The bill of materials (BOM) provides a way of looking into the plant spare part inventory to see what spare parts are being stocked for a particular piece of equipment.

The problem that most CMMS or EAM systems have with using the bill of material feature is that companies never load the BOM when implementing their systems. This is due to the fact that once the entire inventory is in their CMMS or EAM system, they must then take the time to go through the inventory database and electronically attach each part to each piece of equipment where it is used. This timeconsuming task is typically omitted during a CMMS or EAM system implementation because it is viewed as being too resource intensive. However, this feature can save the maintenance organization a considerable amount of resources over time.

The BOM lists by equipment item all of the spare parts that are carried in stock...
