Successfully Utilizing CMMS/EAM Systems

Computerization of a maintenance work order system enhances and improves the manual system just described and increases maintenance efficiency, providing that the correct computerized system is selected and utilized. The CMMS / EAM system installation is more effective if there is a manual work order system (or a previous CMMS system) already being used. Again, the CMMS / EAM system is to be used to facilitate the following activities:
Maintenance of existing equipment
Reducing equipment downtime
Maximizing the operating life of the equipment
Inspection and service of the equipment
Execution of the PM work within the constraints of production schedules
Installation of the equipment or major refurbishing
Maintenance storekeeping
Minimizing the spare parts inventory
Craft administration
Maximizing the productivity of the workforce
In order to achieve these objectives, a maintenance manager requires a substantial amount of timely information. In a manual system, this information must be collected by a group of clerks or supervisors using a variety of reporting media. The volume and the variety of the information is soon enough to overwhelm the staff, and the reporting and analysis processes deteriorate.
A well-designed and developed CMMS / EAM system eliminates the need for most manual paper shuffling and minimizes the information required by any one individual. Also, all the information provided by the computerized system is available to all individuals in the maintenance function, including the manager, supervisor, planner, stores personnel, and accounting.
In larger installations, the CMMS / EAM system is more effective if...
