TABLE OF CONTENTS This textbook deals with work management processes. Work management processes are also commonly called maintenance workflow or work order system flows. Most maintenance and reliability organizations today use some form of computerized maintenance management system or enterprise asset management system. In these organizations, the work management processes or workflow are determined by their system. Although some configuration is possible, most of the flow is determined by the vendor of their system.
However, true work management flows or processes are more than just system flows. They require organizational processes that are disciplined and repeatable. The goal of any work management process is to track all maintenance repair and engineering information, including all costs and details, to a particular equipment item, asset, or building/floor/room locator. The fundamental document to gather this information is a maintenance work order.
Yet, what is the status of the work order system in most organizations today? Figure I-1 shows a survey that highlights a weakness in organizations being able to fully utilize work order systems. In some organizations, work orders are not even utilized. In other organizations, the work orders are partially utilized. For these two sets of organizations, the information they are collecting on their assets is incomplete and unsuitable for making good financial decisions about the assets.
