Maintenance Work Management Processes: Maintenance Strategy Series, Volume 3

Chapter 11: The Work Order Closure and Analysis Process

Overview

The work order closure process insures that maximum benefits are derived from performing all work activities. This process involves recording all repair-related data, and refining the existing maintenance program. As explained in Chapter 10, when the work order is closed, it becomes a vehicle to collect all important repair data. Once this data is recorded in the equipment history, it is available for analysis. Work analysis is the process in which the maintenance work management process is evaluated by comparing gaps between actual performance and the required performance.

The work order is the mechanism that is in place to collect the information, including costs, work distribution, and repair frequencies. The collected data allows for a formal review of the work plans that were issued versus the actual work that was executed. It also allows tracking and trending write-downs and repairs to allow for optimizing the preventive maintenance tasks, including the frequency and the actual activities that are carried out. As the maintenance history is developed, it can be used to identify inadequacies in the asset design. It may also be used to identify opportunities for improvements by adjusting maintenance procedures, such as job preplans and preventive maintenance tasks. The detail in the history can even be used to highlight possible improvements in operating procedures.
