Chapter 11: Garages

OVERVIEW

Garages can be goldmines for remodeling contractors. Whether you are building a new garage, converting an existing garage, or adding living space over a garage, you can find a lot of work in this field.

Many first-time homebuyers cannot afford a garage when they buy their homes. This does not mean that they would not like one, only that the added cost of a garage makes the acquisition either uncomfortable or impossible. When these property owners save more money, they often opt to have a garage built. This is where the remodeling contractor comes in.

When I ran my company in Virginia, I maintained a garage crew. It was not uncommon during peak times for us to build one garage a week. My company also did a lot of conversion work. The most popular type of this work was creating in-law suites over garages. These apartment-type spaces were also popular with families who had teenagers who wanted a place of their own. I've been in Maine for the last 15 years, and garages are still a profitable side of the remodeling business.

The new construction of garages is appealing because the structure can be built quickly and the profit percentage is very good. Converting second-story living space that was framed for this intent is also fairly fast work. But, if you get into removing an existing roof, framing for living space, and finishing the space, the work will take much more time.
